Is it really a water heater leak?
Older water heaters do develop problems such as loose valves, or corrosion of the tank, which can lead to leaks. But, before you panic, especially if your water heater is not that old, make sure that the “leak” is not, in fact, accumulated condensation, rather than an actual leak in your water heater. While this is rare in Calgary in the summer, it can and does appear in the cooler winter months.
If a water heater has been turned off during a homeowner’s extended absence then when it’s turned back on water filling the cold tank can cause condensation to form on the outside of the tank, which can drip into a pool at the base of the heater and make you wonder if you’ve got a leaky water heater. If you’re not sure how to determine whether the water you’re seeing at the base of your water heater indicates a leak in the heater or is simply collected condensate, just give us a call.
Have you noticed a leak at your water heater below the temperature and pressure relief valve (T&P valve)? If so, it’s very likely either the pressure relief valve on the water heater is malfunctioning, or the temperature of your water heater is set too high. Your water heater’s temperature should be set at a maximum of 120 degrees Fahrenheit; a higher setting can be dangerous.
If you’re not sure of the temperature at which your water heater is set, or if you aren’t sure how to turn the temperature down to a safe level, call our office and ask for advice from one of our experienced water heater plumbers.
If you do have a leak, and you suspect your temperature and pressure relief valve (T&P valve) is malfunctioning, we believe you should get professional help rather than try to test the valve yourself, to avoid injury to yourself or others.
While there can be several reasons you may be seeing water near your water heater, if you’re seeing a lot of water on the floor, it’s likely you have a leaky water heater, or one that has cracked. Either can be a serious safety issue and you should call us immediately. The water heater will no doubt have to be replaced; a cracked and/or leaking hot water heater can’t be repaired. It’s possible it may still be under warranty. But, if not, there is some good news: a newer model water heater will be more energy efficient than your older model, and should pay for itself over time in savings on energy costs, as well as operating more efficiently.
